HOTEL PROPERTIES
Large European Hotel groups such as Sol, Melia and Accord have built numerous
hotels at the main tourist resorts on the island. Investments in this
sector are secured by creating a Joint Venture company know as a "sociedad
mixta" in which both the Cuban partner group and the foreign investment
group divide the share ownership. The final company owns the land, the
building, etc. It is common for the company to hold a 25 year management
agreement on the properties, especially at ocean front locations.
This sector is generally divided into this categories:
Refurbishment
Many existing Hotels and Properties, in prime locations, have been refurbished via a joint venture scenario with Cuban Hotel companies. Depending on the structural integrity of the donor building, this route can be both quick and easy, allowing almost immediate returns on investment.

New Construction
With an abundance of land in prime locations and the exponential growth in tourism, larger hotels require new construction.
